the owner's project requirements, basis of design, and construction
documents.
Designate an individual as the Commissioning Authority (CxA) to
lead, review and oversee the completion of the commissioning
process activities.
The Owner shall document the Owner's Project Requirements. The
design team shall develop the Basis of Design. The CxA shall review
these documents for clarity and completeness. The Owner and design
team shall be responsible for updates to their respective
documents.
Develop and incorporate commissioning requirements into the
construction documents. Develop and implement a commissioning
plan.
Verify the installation and performance of the systems to be
commissioned. Complete a summary commissioning report.
- Commissioning agent should coordinate and organize regularly
scheduled meetings with the contractors and subcontractors
on-site.
- Incorporate the commissioning agent's milestones into the
project schedule.
- The commissioning agent should be contracted early in the
design process, ideally during schematic design or design
development stages.
- The scope of work for this prerequisite offers synergies and
potential cost savings for the additional commissioning activities
in credit EAc3 and measurement and verification activities in
credit EAc5.
- The commissioning agent must be independent of the design and
construction team for projects over 50,000 square feet, although
they may be employees of the firms providing those services.
